Beyond acres: what makes a property valuable?

🐄 𝗧𝗛𝗘𝗥𝗘’𝗦 𝗠𝗢𝗥𝗘 𝗧𝗢 𝗔𝗖𝗥𝗘𝗔𝗚𝗘 𝗧𝗛𝗔𝗡 𝗠𝗘𝗘𝗧𝗦 𝗧𝗛𝗘 𝗘𝗬𝗘. 🌿

I’m back at beautiful Bushell’s Lagoon, where I used to work on a dairy farm as a young bloke, feeding and milking the cows.

Some wonderful childhood memories!

But this location also highlights something important about acreage real estate.

🏡 𝗡𝗼𝘁 𝗮𝗹𝗹 𝗮𝗰𝗿𝗲𝗮𝗴𝗲 𝗽𝗿𝗼𝗽𝗲𝗿𝘁𝗶𝗲𝘀 𝗮𝗿𝗲 𝗰𝗿𝗲𝗮𝘁𝗲𝗱 𝗲𝗾𝘂𝗮𝗹.

Look at the open farmland, the lagoon, the Blue Mountains and the magnificent homes along the ridgeline overlooking the Hawkesbury Valley.

When it comes to acreage, it’s not simply about the number of acres.

Location, views, land usability, improvements and lifestyle appeal can all make a significant difference to a property’s desirability and value.

After more than 50 years living in the Hawkesbury, I’ve developed a deep appreciation for the characteristics that make our local acreage properties so unique.

And that’s knowledge you simply can’t get from looking at a property online.

But buying riverfront acreage isn’t just about the beautiful views.

Understanding flood history, river access, usable land and the unique characteristics of each property is incredibly important.

Having lived in the Hawkesbury for over 50 years, I’ve come to appreciate just how special — and how different — our river communities really are.

Hawkesbury flooding: a community conversation

But this location also helps explain one of the biggest challenges facing our region — the 𝐇𝐚𝐰𝐤𝐞𝐬𝐛𝐮𝐫𝐲’𝐬 𝐧𝐨𝐭𝐨𝐫𝐢𝐨𝐮𝐬 𝐛𝐚𝐭𝐡𝐭𝐮𝐛 𝐞𝐟𝐟𝐞𝐜𝐭.

During major floods, water flows into the Hawkesbury-Nepean Valley faster than it can escape through the narrow downstream gorges, causing floodwaters to back up across the floodplain.

For local families, acreage owners, farmers and businesses, the consequences can be devastating.

🌳 𝐀𝐒𝐊 𝐆𝐑𝐄𝐆 | 𝐀𝐑𝐄 𝐀𝐋𝐋 𝐀𝐂𝐑𝐄𝐒 𝐂𝐑𝐄𝐀𝐓𝐄𝐃 𝐄𝐐𝐔𝐀𝐋?

Here’s something worth knowing about Hawkesbury acreage.

Two properties can have exactly the same land size but very different values.

Why?

Because it’s not just about how much land you own. It’s about how usable that land is.

🌿 Level versus steep country

🌳 Cleared versus heavily timbered land

💧 Drainage, water and flood considerations

🚜 Access and practical usability

🏡 Zoning and permitted uses

These factors can make a significant difference to both lifestyle opportunities and property value.

Quality acreage deserves quality marketing

𝐐𝐔𝐀𝐋𝐈𝐓𝐘 𝐀𝐂𝐑𝐄𝐀𝐆𝐄 𝐃𝐄𝐒𝐄𝐑𝐕𝐄𝐒 𝐐𝐔𝐀𝐋𝐈𝐓𝐘 𝐌𝐀𝐑𝐊𝐄𝐓𝐈𝐍𝐆.

Looking across the Hawkesbury River from Cumberland Reach towards the magnificent acreage estates of Sackville North, it’s easy to understand why people fall in love with the Hawkesbury lifestyle.

But selling a quality acreage property requires more than simply advertising a house and land.

It’s about showcasing the lifestyle, telling the property’s story and reaching buyers who appreciate what makes it special.

At McGrath Hawkesbury, we combine deep local knowledge with the extensive reach of McGrath and our specialist McGrath Rural network.

Our focus is on reaching active buyers, passive buyers and lifestyle purchasers across Sydney and beyond.

Acreage Market Wrap - 7th February 2021

Watch Video On YouTube

Hi, my name is Greg Vincent from McGrath Estate Agents and I specialise in selling acreage properties. Welcome to this week’s Acreage Market Wrap where I share an insight into How’s The Acreage Market?

There are a number of factors currently having a positive impact on the acreage sector and I’ll cover some of those in a moment...

Firstly I just wanted to stress the importance that first home buyer incentives and other government decisions can have on the acreage market… for example, this week the Real Estate Institute of Australia identified 12 Priorities that they’ve recommended to the Federal Government ahead of the upcoming budget in May to help assist property customers in what’s now become a CovidNormal Australia.

One of the recommendations proposed is Interest rates for first home buyers to be made tax deductible because at least six other OECD nations have a similar incentive currently in place.

“The REIA estimates that this initiative would provide a benefit of around $4,000 per annum to Australia’s first home buyers.”

Further initiatives for First Home Buyers are going to much needed as increases in property prices will make housing less affordable and some FHB could be squeezed out of the market again as investors begin to return due to rising prices, positively geared properties (due to low interest rates and better yields than term investments) and the possibility of FHB incentives diminishing.

To see a full outline of the 12 priorities proposed by the REIA, here’s a link to their recommendations

Looking at a snapshot of the differing Sydney Housing Predictions is really interesting, especially when you consider that these same people were the ones who forecasted around 10-30% falls throughout 2020

    • ANZ Bank have forecast an increase of 9% in 2021

    • Riskwise forecast 8-10% increase

    • NAB predicted a 4.4% increase

    • SQM forecast an increase of 7-11%

    • Westpac forecast Sydney property values could increase by 14% in 2022-23

Regardless of the differing opinions between all of these property forecasters, it looks like 2021 is going to be a year of strong, positive growth within the housing sector and the acreage market.

With vaccines already being rolled out in the US and UK and Australia to follow suit shortly, it seems that Australia’s economy is powering out of the recession and with Scomo putting an end to any debate that the government will be extending or replacing jobkeeper payments due to end 31st March but rather he said some industries, like tourism or hospitality, may benefit from “targeted assistance”, this should ease any concerns of a “fiscal cliff” upsetting the property market.

Also, this week the Reserve Bank kept the official cash rate unchanged at the historic low of 0.10 per cent and many banks are now offering below 2% interest rates on home loans with fixed rates for 4 years, which makes borrowing to move onto acreage at its most affordable right now than it has been for a decade or more.

Changes to lending rules that will make it easier to borrow money, are expected soon which will further propel the market and over the coming weeks the finance sector will see an injection of 3rd teir lenders who will be offering more flexible loan products.

On top of that, there’s also almost 40,000 Australians on a waiting list hoping to return from overseas as soon as possible, which will boost demand for property in the first half of the year and partly make up for the lack of immigration expected in 2021 with the international border still remaining closed to non-citizens indefinitely, however, immigration could kick-off very quickly once a significant percentage of the Australian population is vaccinated.

Within the building sector, the end of last year saw the biggest increase in new home/unit sales in 20 years largely due to new FIrst Home Buyer incentives making new homes more affordable and as a result enquiry from property developers looking for rezoned land has now escalated dramatically and the prices currently being offered per acre by some developers has increased by around 25-30% from what they were paying towards the end of last year.

The overall impact that a CovidNormal lifestyle is now having on our everyday lives is actually enticing buyers to relocate to suburbs where they prefer to live and ability to work from home rather than focusing their priorities on the commute to work.

This shift to focusing on enjoying a better domestic lifestyle is definitely having a positive effect on the price growth within the acreage sector.

How’s The Acreage Market?

Currently there are 260 acreage properties For Sale across the region. This total includes 140 acreage properties For Sale throughout The Hawkesbury plus there are 76 acreages For Sale throughout The Hills district and another 44 acreages For Sale within Sydney’s North-West acreage areas of Penrith and Blacktown.

The total number of acreage properties For Sale has decreased by 34% from this same time last year which means that the market has reverted back to a sellers market since there are now 135 fewer listings available to choose from.

Overall, there were only 9 new acreage listings come onto the market this week, which included 3 new listings in the Hawkesbury, 4 new listings in the Hills and 1 in each of the other areas.

There were a total of 17 acreage properties Sold this week plus there are currently 26 acreages ‘Under Contract’ across the region, with 16 of those properties ‘Under Contract’ located in The Hawkesbury.

Out in the field this week, volume of buyer enquiry was very high compared to this time last year. The stunning home at 10 Nutwood Lane, Windsor Downs was SOLD earlier this week for $2.3m, plus number 9 Avon Place, Windsor Downs went under contract in addition to 2 of my ‘off-market acres’ listings.

One of them was a 2.5 acre property with a modern home at 96 Royerdale Place in East Kurrajong and the other was a 7.9 acres bush block with an older home located on the main road at 331 The Northern Road, Londonderry. Both of these 2 properties were snapped up before they even got to hit the market at all.

This week I plan launching at least 2 more ‘off-market acres’ listings.

One of them is a home on a 5,840m2 block in Windsor Downs with a swimming pool and a separate workshop. It’s coming on the market with a price guide starting from $1.55m - $1.65m which has now become pretty much the minimum entry level for a home in Windsor Downs.

The other property is a really nice, contemporary style homestead on over 5 acres in a great part of Londonderry with potential for a separate dual accommodation. It’s an ideal set up for a large family and for anyone with trucks, etc. The price guide is going to be set just below $2m at around $1.9m mark.

I think there’s going to be a lot of interest for both of these new listings from our existing buyers who are already registered for early access to our ‘off-market acres’.

Plus, I currently have several other ‘off-market’ acreage listings available which includes a superb 9 acres property in Londonderry, a modern home on over 3 acres complete with a motorbike track in a terrific part of East Kurrajong, plus a 10 acre property in Wilberforce, a stunning resort-style home on over half an acre in North Richmond, as well as a fabulous place on 6.7 acres in Glossodia with a spectacular homestead plus it features a massive 360m2 workshop.

So, that’s it for this week’s Acreage Market Wrap.

Acreage Market Wrap - 10th January 2021

Hi, my name is Greg Vincent from McGrath Estate Agents and I specialise in selling acreage properties. Welcome to the first Acreage Market Wrap for 2021 where I share an insight into How’s The Acreage Market?

This time last year the world was looking forward with anticipation and optimism about what the new decade had in store for us. Well, 2020 certainly turned out to be a unique year full of unexpected changes.

A once-in-100-year pandemic, lockdowns, border closures, job losses, a new socially-distanced lifestyle, bushfires, floods and the first recession in 29 years and yet, the median house price in Sydney and many regional areas went up.

Buyer enquiry for acreage lifestyle property has increased dramatically, driving a 57% increase in acreage sales in The Hawkesbury during Spring 2020 when compared to the previous year...and The Hills as well as Penrith acreage areas have also experienced a double digit increase in acreage sales taking place.

One of the main things that I noticed during 2020 was how poor the media were at predicting what was going to happen to the market. There was a lot of talk about the market dropping by around 30%, but instead areas like the Southern Highlands, Central Coast have experienced increases of upwards of 20%.

A number of factors are keeping house prices on solid ground. For example...

• Record low interest rates

• JobKeeper and JobSeeker

• Mortgage repayment deferrals

• Various measures to support business

• Early access to superannuation

• No international travel encouraging upgraders (record high owner occupier lending in October*)

• Raft of first home buyer incentives (loans 30% higher than pre-COVID*)

• Extended HomeBuilder program (construction loans up 65.5% since July*)

• Work from home trend encouraging regional relocations and boosting regional values

• Rising consumer confidence on the back of improved virus cases management

• Very low supply of homes for sale (24% below the 5-year national average^)

• Positive vaccine news and expected approval in Australia in the first quarter of 2021

The key challenges in 2021 will be virtually no population growth via immigration (except some international students); the scheduled end of JobKeeper and mortgage deferrals; and lack of investor activity. (which we could start to see change considerably as more & more investors look to move towards property to capitalise on the possibility of the double digit growth predicted by several property analysts)

As John McGrath predicted, conditions are likely to remain strong for property, with easier lending from early 2021 due to the anticipated removal of responsible lending obligations likely to boost activity further.

How’s The Acreage Market?

Currently there are 296 acreage properties For Sale across the region. This total includes 163 acreage properties For Sale throughout The Hawkesbury plus there are 93 acreages For Sale throughout The Hills district and another 40 acreages For Sale within Sydney’s North-West acreage areas of Penrith and Blacktown.

Overall there were only 7 new acreage listings come onto the market this week, which included 5 new listings in the Hawkesbury, 1 new listings in the Hills.

There were a total of 3 acreage properties Sold this week plus there are currently 17 acreage properties ‘Under Contract’ across the region, with 11 of those properties ‘Under Contract’ located in The Hawkesbury.

With Solicitors and Conveyancers starting to return back to work tomorrow, I predict that we’ll see a lot of the ‘Under Contract’ sales finalised and there’ll be an increase in the number of new listings come onto the market over the next week or two which will gives a greater indication of how much more active the acreage market has really become.

Over the Christmas break and out in the field this week, there’s been a continuous flow of acreage enquiries coming from city dwellers looking to escape to an acreage lifestyle.

In fact, it was reported on The Project TV Show this week that nearly 58,000 city dwellers moved to Regional areas during the June qtr and these numbers are expected to increase even more in 2021.

Also, over the Christmas break I’ve listed 4 new ‘Off-Market’ Acreage properties.

One is a 9 acre property at 246-254 Reynolds Road in Londonderry which is an excellent land opportunity that has been in the family for approximately a century. Plus, I’ve listed 2 acreage properties in East Kurrajong which are both within the hugely-sought after $1.5m and below price bracket and should sell quickly... and if you really love entertaining then just wait until you see the place I have coming up in North Richmond.

If you want to be amongst the first to know about any of my ‘Off-Market’ acreage listings, make sure you check out & register for FREE now at... www.offmarketacres.com.au - it’s where secret places are revealed.

So, that’s it for this week’s Acreage Market Wrap.

If you’ve got any questions about anything I’ve shared this week or would like to discuss any of your acreage plans with me, don’t hesitate to get in touch.

Thanks for watching, Happy New Year, stay safe and bye for now.

Acreage Market Wrap - 10th Jan 2021.jpg

Acreage Market Wrap - 1st November 2020

Hi, my name is Greg Vincent and welcome to this week’s Acreage Market Wrap where I share an insight into How’s The Acreage Market?

The past two months of Spring has been a very active period in the acreage market, especially when you consider how COVID-19 has actually impacted the property market in a number of positive ways, especially amongst the regional markets.

This week, the 52 page McGrath Report 2021 was released which answers the all important question…

‘HAS COVID-19 CHANGED REAL ESTATE FOREVER?’

The report features John McGrath’s Top Picks, an insight into property trends which also includes a feature article about THE GREAT REGIONAL RELOCATION AHEAD.

If you’d like to grab your Free copy of the McGrath Report 2021, you can access it via this link.

https://www.mcgrath.com.au/advice/guides/the-mcgrath-report-2021

Also, another positive sign for economic recovery was getting to see the pictures last week of hundreds of thousands of vaccine doses rolling off a production line at Pfizer, with the CEO announcing they expect to be ready to seek FDA approval for emergency use in the US in the third week of November, if all goes well with impending trial results.

Watch what happens to the acreage market if that gets the green light!

So, How’s The Acreage Market?

Currently there are 377 acreage properties For Sale across the region. This total includes 195 acreage properties For Sale throughout The Hawkesbury plus there are 122 acreages For Sale throughout The Hills district and another 60 acreages For Sale within Sydney’s North-West acreage areas of Penrith and Blacktown.

Overall there were 16 new acreage listings come onto the market this week, which included 8 new listings in the Hawkesbury, 4 new listings in the Hills.

There were a total of 12 acreage properties Sold this week (which was almost double the number that Sold last week) plus there are currently 25 acreage properties ‘Under Contract’ across the region, with 17 of those properties ‘Under Contract’ located in The Hawkesbury.

Out in the field this week, the steady flow of acreage enquiries continued from city dwellers looking to escape to an acreage lifestyle.

Also, this week I’m about to launch the brand new marketing strategy that I’ve designed specifically to attract even more acreage buyers to my acreage listings. This is a highly-targeted selling strategy that has been developed exclusively through McGrath and it’s not available via any other agent.

Whether you’d like to part of this new acreage marketing strategy or if you’d like to sell your property via our ‘Off-Market’ acres system, either way we’ve got you covered.

Plus, if you’re looking to purchase an acreage property I currently have a several acreages for sale ‘Off-Market’. So, if you want to be amongst the first to get early access to any of my ‘off-market’ listings, check out... www.offmarketacres.com.au

So, that’s it for this week’s Acreage Market Wrap.

If you’ve got any questions about anything I’ve shared this week or would like to discuss any of your acreage plans with me, don’t hesitate to get in touch.

Acreage Market Wrap 1st Nov 2020.jpg

Acreage Market Wrap - 24th October 2020

Hi, my name is Greg Vincent and welcome to this week’s Acreage Market Wrap where I share an insight into How’s The Acreage Market?

Following the record-breaking budget announcement on October 6th, the government has made it clear they want to support the housing market at all costs with the removal of responsible lending guidelines which should have a positive impact on the market especially with a suspected rate cut from 0.25% to 0.10% being predicted by a vast majority of analysts at the upcoming Reserve Bank meeting in November.

You see, what’s happened is that lending policy had gone too far after ASIC lost its responsible lending case against Westpac, as the RBA and Treasury both issued warnings against the strict policies causing potential economic impact.

Less than a week later, Treasurer Josh Frydenberg announced he would overhaul the laws governing mortgages, personal loans, credit cards, and payday lending to streamline decisions on whether customers can afford the loans they seek.

This is promising news for the recovery of the COVID 19 economic recession, as a flow of loans will be encouraged due to less onerous credit rules accompanied by easing interest rates.

Ultimately, customers will face faster access to loans under simpler rules, taking away the confusion over lending obligations for banks and finance companies.

It will soon be easier for Australians to take out mortgages and refinance their home loans and there has already been a surge in the market with new housing finance data showing a record $16.3 billion in new home loans for owner occupiers.

Combined with record low interest rates, long overdue easing of responsible lending, consistent healthy clearance rates and more new listings coming online, there is good news for both acreage owners and for buyers.

Also, Herron Todd White came out with their October report and it was interesting to see that Sydney, Melbourne & the Central Coast remained in the Declining Market position on the flip-side the lifestyle areas like the Southern Highlands, the Gold Coast, Coffs Harbour and Ballina/Byron Bay are in the midst of a very active, rising market as the working from home flexibility is seeing a flood of buyers are seizing this opportunity to escape away from the city (to a more affordable lifestyle) while they still can.

As I’ve reported previously, I feel that the acreage sector will play a very important role in Australia’s economic recovery, especially after the record levels of investment in infrastructure planned by both the Federal Government and the NSW Government.

Today I spoke to a client of mine who is involved in large scale projects and he said that they have seen a large increase in the number on major infrastructure projects that are planned to commence in these next 12 months.

So with so much construction and housing development planned, the urban sprawl is naturally going to bring forward rezonings around the fringes of existing residential suburbs, plus, there’s going to be an increase in demand for land to store equipment and machinery as industrial property continues to be an expensive option (for example 1/2 an acre of vacant land in St Marys industrial area is currently demanding $95,000 per year and that’s just for an empty block of land) ...then when you add on top all of the people in Sydney who want to move onto acreage for a better lifestyle, we’re going to see the demand for acreage starting to outstrip the supply which will put upward pressure on acreage prices.

How’s The Acreage Market?

Currently there are 379 acreage properties For Sale across the region. This total includes 193 acreage properties For Sale throughout The Hawkesbury (which reduced by over 5% from last week), plus there are 124 acreages For Sale throughout The Hills district (which is off the back of a 7% increase in the available acreage stock in the Hills compared to last week) and another 58 acreages For Sale within Sydney’s North-West acreage areas of Penrith and Blacktown.

Overall there were 29 new acreage listings come onto the market this week, which included 9 new listings in the Hawkesbury, 15 new listings in the Hills.

There were a total of 7 acreage properties Sold this week (none of which were in the Hills area) but a really positive indication that the acreage market is on the move more is that there are currently 28 acreage properties ‘Under Contract’ across the region, with a total 17 of the properties ‘Under Contract’ located in The Hawkesbury.

Out in the field this week, we have had a really busy week with 29 Stringer Road, Kellyville, 40 Pitt Street, Richmond selling for a record price of $1.23m to some local buyers downsizing from acres as well as an excellent turn-out witnessed the acreage property at 68-76 Whitegates Road, Londonderry sell under the hammer for $1.9m which was way above the reserve price. Once again Paul Grech our McGrath auctioneer did an excellent job with the 7 registered bidders and a total of 26 bids generating an outstanding result for the owners.

Also, three more acreage properties at 355 Blaxlands Ridge Road, Blaxlands Ridge, 209 Greens Road, Lower Portland and 50A St Marys Road, Berkshire Park went ‘Under Contract’ this week plus I listed 2 acreage properties that should come onto the market this week. One of them is an absolutely incredible ‘jaw-dropping’ property in Windsor Downs and the other is a unique creek front property in Londonderry. Make sure you keep an eye out for them.

It’s going to be a busy selling period between now and Christmas. So, if you’re thinking of taking advantage of the active Spring market right now could be the perfect time to make your move.

Also, this week I’ve been working on a brand new marketing strategy for acreage, which has been designed specifically to attract lots more acreage buyers to my acreage listings.

Alternatively, if you’re looking to purchase an acreage property I currently have a several acreages for sale ‘Off-Market’.

Thanks for watching, stay safe Go The Panthers and bye for now.
