Buying Acreage? Town Water or Tank Water?

💧 𝗕𝗨𝗬𝗜𝗡𝗚 𝗔𝗖𝗥𝗘𝗔𝗚𝗘? 𝗧𝗢𝗪𝗡 𝗪𝗔𝗧𝗘𝗥 𝗢𝗥 𝗧𝗔𝗡𝗞 𝗪𝗔𝗧𝗘𝗥?

One of the important things to consider when buying acreage in the Hawkesbury is something many buyers coming from suburban Sydney may not have experienced before — living without town water!

📍 Today I’m standing on the boundary between Oakville and Maraylya, where there’s an interesting difference.

Many Oakville properties enjoy access to town water, while properties in Maraylya generally rely on rainwater tanks.

And that’s the reality for a large proportion of acreage properties throughout the Hawkesbury.

So, what should you look for when buying a property that relies on tank water?

💧 𝗪𝗮𝘁𝗲𝗿 𝘀𝘁𝗼𝗿𝗮𝗴𝗲 – How much capacity do the tanks have, and is it sufficient for your household?

🏡 𝗥𝗮𝗶𝗻𝘄𝗮𝘁𝗲𝗿 𝗰𝗼𝗹𝗹𝗲𝗰𝘁𝗶𝗼𝗻 – How much roof area is available to collect water?

🔍 𝗪𝗮𝘁𝗲𝗿 𝗾𝘂𝗮𝗹𝗶𝘁𝘆 – Are the tanks, filters and collection systems properly maintained?

⚙️ 𝗣𝘂𝗺𝗽𝘀 𝗮𝗻𝗱 𝗽𝗿𝗲𝘀𝘀𝘂𝗿𝗲 – Is the system reliable, and what happens during a power outage?

🚛 𝗕𝗮𝗰𝗸𝘂𝗽 𝘀𝘂𝗽𝗽𝗹𝘆 – Can you arrange water deliveries during extended dry periods, and what will they cost?

🐴 And if you’re planning on keeping horses or livestock, their water requirements are another important consideration.

Living on tank water is simply part of the acreage lifestyle for many Hawkesbury families, and with the right infrastructure, it can work extremely well.
